Rental property owners can typically deduct property taxes, insurance, interest, condo fees, repairs, utilities and other related costs. A rental property can even run at a loss allowing the taxpayer to claim deductions against their other sources of income.

Rental properties: Current vs capital expenses

There is a distinction between repairs and renovations for a rental property, Shawn. Repairs are referred to as current expenses, meaning they are deductible in the year incurred. Renovations are capital expenses that cannot be deducted immediately but can reduce your capital gain upon sale.

According to the Canada Revenue Agency:

A current expense is one that generally recurs after a short period. For example, the cost of painting the exterior of a wooden property is a current expense.

A capital expense generally gives a lasting benefit or advantage. For example, the cost of putting vinyl siding on the exterior walls of a wooden property

The order in which you should renovate a homeHillarys

New advice is being provided by experts on the best order to renovate a property after it was revealed that more than half of homeowners have made mistakes, and 36 per cent regret their renovations.

Radiator specialists, BestHeating, polled homeowners on renovation habits, revealing that nine in 10 have taken on a renovation project since 2020. According to the research, more than a third of homeowners will spend up to £10,000 tackling renovations, so it is a costly project to get wrong.

“When renovating a home, it can be confusing to know what to focus on and what will add value,” says John Lawless of BestHeating. ‘Write down the order of plans and priorities as this will provide a list to stick to, and budgets can be set for each change. If the transformation involves structural or electrical wiring work,

Home Improvement Project? 5 Questions to Ask Before You DIY

Posted on 20/12/2025 By Kartika
House Renovation

It’s easy to find online tutorials to help you turn certain home improvements into DIY projects, and you can potentially save money by doing so.

But it’s also important to consider factors other than costs and convenience when deciding whether to complete a DIY home upgrade.

Before picking up a sledgehammer, ask yourself the following questions.

1. Is it really a simple project?

If the project is relatively small and simple — think installing a faucet or repainting your guest bedroom — attempting to DIY is probably fine. In fact, it might be a great confidence builder, especially if you’re a first-time home buyer.

But not all projects are as straightforward as they seem.

Anything that involves plumbing, electrical wiring or significant demolition comes with safety risks — for you and your home. That’s not to say you can’t handle big projects, but ask yourself if it’s something you’re truly

The iconic “Brady Bunch” home where Mike, Carol, Greg, Marcia, Peter, Jan, Bobby and Cindy Brady cemented their status as a beloved American ’70s sitcom family is up for sale.

“The possibilities are endless” for a lucky homebuyer — who will be able to ascend from the famous staircase, hang out in the groovy attic, cook on bright orange Formica kitchen counters and sleep in pink twin beds, according to the listing. Curated furnishings and accessories are also included in the sale.

The five-bedroom, five-bathroom Los Angeles suburbs home was listed for $5.5 million by HGTV, which bought the property in 2018. In 2019, the network launched its series, “A Very Brady Renovation,” to show the home’s transformation.

“As part of the massive renovation, HGTV invested $1.9 million and added 2,000 square feet to the property’s original footprint, including a full second story,” a statement from HGTV said.

As the housing market heats up, more consumers remodel and update their homes to boost values. These tailwinds have driven home improvement stocks higher since the pandemic lows. This article should provide additional insight into the industry so you can make a more informed decision when investing in a home improvement company.

The inside of Karen and Darryl Dagenais’s house looks as if it’s under construction. No drywall, electrical switches or lights. And only a couple of plugs to power the kitchen appliances.

The two said they had to rip out all the plaster and insulation last year because it had been badly damaged from rain water poured into the house through the tarps serving as a temporary roof.

“It was basically like Niagara Falls in our home,” Karen said, adding the roof had been removed during a renovation project to add two more levels to their back-split home in Windsor’s Forest Glade area.

If you’ve ever watched a home makeover show on HGTV, you know the key “before” sequence. It’s when the camera critically pans over the house and the host points out everything that needs to be fixed. The décor? Cluttered. The paint? cringe. The overall takeaway is that the home is an utter embarrassment and needs a total overhaul before anyone of taste would consider putting a doormat out front.

But what happens when people consider how their own homes might fare under this kind of scrutiny? It can lead to an overwhelming sameness in aesthetics, according to Annetta Grant, an assistant professor of markets, innovation and design at Bucknell University, who
